White Residue on Brick: Reading Efflorescence Before You Scrub It
Efflorescence is not a stain sitting on your brick. It came out of the wall, dissolved in water, and the pattern it leaves is a map of where that water is getting in.
It is salt, and it came out of the wall
The white powder or crusty bloom on a brick wall is mineral salt. Water moving through the masonry dissolves soluble salts, carries them to a surface, then evaporates and leaves the salt behind as a crystal deposit.
The salt has to come from somewhere, and there is no shortage of sources. Cement and lime in the mortar. The clay the brick was fired from. Sand and backfill against a foundation. Groundwater wicking into a footing. On steps and porch walls in Murfreesboro, de-icing salt spread during a January cold snap does the same job with a much harsher chemistry.
So the deposit itself is not the problem. It is a receipt. Something wet is moving through your wall and drying out on the outside.
Three ingredients, and only one you can remove
Efflorescence needs three things at once: a soluble salt, water to dissolve and transport it, and a route to an evaporating surface. Take any one away and the deposit stops appearing.
You cannot take the salt out of a brick wall, and you cannot stop it evaporating without causing worse trouble. Water is the only ingredient you get to control, which is why every real fix for recurring efflorescence is a drainage fix rather than a cleaning fix.
This is the single most useful thing to know about it. Anyone who proposes to solve white residue with a wash and a coating is treating the receipt, not the transaction.

New wall bloom versus the kind that keeps coming back
A brand new brick veneer in Smyrna or La Vergne often blooms in its first year. There is construction water still in the wall, mortar is curing, and the first wet winter drives a lot of that out. It usually fades on its own as rain washes it off and the wall dries down to normal.
The version worth investigating is the one that returns. If you wash a wall clean in April and the same patch is white again by the following spring, the wall is not drying out. Something is refilling it. A second and third season of the same pattern is a wall with an active water path, not a curing wall.
- First season on new construction, fading each year: usually normal
- Same patch, same shape, every year: an active water source
- Spreading area year on year: the source is getting worse
- Deposit indoors on a block basement wall: water in the cores
- Heavy crust rather than light dust: sustained saturation
Where it appears is most of the diagnosis
Efflorescence maps water. Stand back from the wall, look at the shape of the deposit, and work out what is above it or behind it.
A band across the bottom two or three courses usually means splash back, grade sitting too high against the brick, or a downspout emptying at the base. A patch under a window points at the sill: a failed sill joint, a missing drip edge, or caulk in the wrong place forcing water inward. A vertical stripe on an otherwise clean wall follows a leak, often a downspout seam or a blocked interior gutter.
White at the chimney above the roof line points at a cracked crown or a missing cap letting water down into the stack. A little deposit at weep holes is different from all of these and is often a good sign, because it means the cavity is draining the way it was built to.
- Bottom courses: grade, splash, downspout discharge
- Under sills: sill joint, drip detail, misplaced sealant
- Vertical stripe: gutter or downspout leak above
- Chimney above roof: crown, cap or flashing
- At weeps: cavity drainage doing its job
The version that actually damages brick
Salt does not always make it to the surface. When the wall dries slowly, the crystals form just below the brick face instead. That is subflorescence, and growing crystals in the pores exert real pressure. The face begins to powder, then blisters, then pops off in flakes.
In Middle Tennessee this hands off directly to the other failure mode. A wall saturated enough to move salt is a wall holding water in December, and water in brick freezes and expands. Freeze and thaw cycling through winter takes an already weakened face and accelerates it. The two mechanisms work on the same wall, for the same reason, which is that it stays wet.
So the line to watch for is texture. A dusting you can brush off is a deposit. A face that feels sandy, sounds hollow, sheds grit onto the sill or has started flaking is past cosmetic and wants looking at.
When to leave it alone
Plenty of efflorescence needs nothing done to it. A light haze on a first year veneer. A seasonal bloom after a wet Middle Tennessee spring that fades by August. A deposit on a garden wall or a retaining wall that is doing exactly what a wall sitting in soil is expected to do.
If the brick face is hard, the mortar joints are sound, nothing is spalling and there is no water showing up inside, monitoring is a legitimate answer. Photograph the wall, note the date, and photograph the same spot next spring from the same place. Two years of pictures settle the question better than any opinion.
Nobody should be selling you a waterproofing package off a white patch alone.
Cleaning it without wrecking the brick
Work from the gentlest method up. A dry stiff bristle brush removes a surprising amount, and doing it dry matters, because wetting the wall first redissolves the salt and carries it back in to reappear later. If brushing is not enough, plain water and a scrub, then let the wall dry fully.
Only after that consider a proprietary masonry cleaner, used at the dilution on the label and tested on a small hidden area first. Acid is where people ruin old brick. On the soft nineteenth century brick around the square, acid eats the fired face and can pull iron and manganese out of the clay to leave brown or green staining that is far harder to deal with than white powder.
Keep pressure washers off it, or at very low pressure with a wide fan. High pressure blows out mortar joints and drives water deep into the wall, which is the opposite of what you want. And do the source first. Cleaning a wall while the gutter above it still leaks means doing it all again next year.
- Dry brush before anything wet touches the wall
- Plain water and a scrub next, then allow full drying time
- Test any cleaner on a small concealed patch first
- Avoid acid entirely on soft historic brick
- Fix the leak, the grade or the gutter before the final clean

I washed it off and it came back. Why?
Because washing removes the deposit and leaves the water path untouched. The wall keeps taking on water, keeps dissolving salt and keeps drying on the outside. Find what is wetting that specific area, deal with it, then clean the wall once.
Is white on brick ever mold?
It can be, though mold is more often dark or green. Efflorescence is crystalline, brushes off as powder and dissolves in water. Mold smears when you wipe it. Growth is common in Middle Tennessee because the summers are humid and a shaded north or northeast wall can stay damp for weeks together, so that is the elevation to check first. If a spot is fuzzy rather than gritty, treat it as biological growth rather than salt.
There is white powder on my basement block wall. Same thing?
Same mechanism, different wall. Block has hollow cores, so water getting in below grade sits and travels inside them. Where that water starts is the part that surprises people in Rutherford County. The limestone here is fractured and shallow, so water runs sideways through rock instead of soaking straight down, and a basement wall can be fed by a driveway or a downspout well uphill of it. The fix still begins outside: get the grade right and get roof water discharging well away from the house, rather than rolling a coating onto the inside face.
Should I seal the brick to stop it?
Usually no. A film forming sealer traps water inside the brick rather than keeping it out, and a wall that cannot dry is exactly the wall that spalls when it freezes. Sealing is occasionally justified with a breathable product after the water source is fixed, never instead of fixing it.
Will vinegar work?
It is a mild acid, so it will do something, and on soft or historic brick it can also etch the face and draw out staining. If you try it, test a hidden area, dilute it, wet the brick first and rinse thoroughly. On old brick around downtown Murfreesboro, ask someone before you start.
Our builder says the haze on our new house is normal. Is it?
Often it is. New masonry carries construction water and blooms while it dries out through the first year. Photograph it and check again after the following winter. If the same pattern returns a second and third season, it is no longer new build bloom and deserves a look at the flashing, weeps and grade.
