Masonry and Stonework in Manchester, Tennessee
Manchester calls are mostly stone calls. Coffee County has a long history of building with what came out of the ground, and a lot of that fieldstone is still holding up chimneys, porches and crawlspaces. Murfreesboro Masonry Co. covers the area and does a fair amount of this work every year.

The Ground Out Here Is Not Rutherford County Ground
Manchester sits up on the Highland Rim rather than down in the Central Basin. In practical terms that means the shallow limestone shelf we hit constantly around Murfreesboro is usually deeper here, and what we dig through instead is cherty, gravelly soil that holds water longer than people expect.
That changes footings. On a Coffee County lot we plan for a footing that goes down to bearing rather than one that lands on rock at eighteen inches. It also changes drainage. Soil that stays damp through a wet spring will freeze and heave under a porch slab or a light wall footing, so anything we set outside gets a gravel base and somewhere for the water to leave.
- Deeper excavation to reach stable bearing than a basin lot usually needs
- Gravel base under slabs, steps and light footings to break capillary rise
- Drainage tied away from the structure instead of dumped at the corner
- Extra care where a spring or a wet weather seep crosses the site
Fieldstone Is the Local Material
Drive the county roads and you see it everywhere. Rough limestone gathered off the fields, laid up by hand, mortared with lime and sand or in the oldest cases laid dry. Chimneys, porch piers, foundation walls, spring houses and property line walls. The stone is irregular in both size and shape, which is exactly why the repairs take longer than brick.
You cannot order a matching stone from a supplier. When we repair an old fieldstone wall we sort through what is already on site, salvage what has fallen, and only bring in new stone when there is no other option. Then we work to get the new stone weathered side out and shaded to the wall around it. Done right, you should have to look for the patch.
Stone Piers and Crawlspace Foundations
A lot of the older Manchester houses are carried on stone piers instead of a continuous wall. Over the years the mortar washes out, the pier loses its top course, and the beam above it drops. You notice it as a sloping floor or a door that stopped closing right, usually in the same corner every time.
Repairing a pier is a controlled job. The load gets picked up on temporary support, the failed courses come out, and the pier gets rebuilt on a proper footing and shimmed back tight. What we will not do is jack a house back to level in one pass. Old framing does not appreciate it. We bring it up gradually and stop where the structure is stable rather than where a laser says it should be.
Real Stone Versus Thin Veneer
Plenty of Manchester homeowners want the look of the old stonework on a newer house, and there are two honest ways to get it. Full bed stone is real stone carried on a footing, laid the way the old walls were. Thin veneer is a sawn or cast facing bonded to the wall over lath and a drainage plane. Both look right when installed properly. They cost differently and they fail differently.
The failure we get called out to fix on veneer is almost always water, not stone. Missing weeps, no way for the wall to drain behind the stone, or the veneer carried straight down into the dirt. If you want veneer we will build it with a drainage plane and a proper termination above grade, because in this climate that detail is what decides whether it lasts.
Estimating a Job on a Rural Coffee County Property
We come to the property. Photos are useful for a first conversation but stone work cannot be quoted off a picture, because the amount of sound material we can salvage decides most of the price. On site we look at the stone, the mortar, the footing and the water, then write a scope that says what is being rebuilt and what is being left alone.
Access matters more here than in town. A long gravel lane, a soft field crossing or a chimney on the back side of a hollow all affect how we stage material and how long the job runs. We will flag anything like that up front so the schedule you get is the schedule you actually get.

Can you match the stone on my old chimney?
In most cases yes, and usually with stone already on the property. Old fieldstone came from the immediate area, so the closest match is what fell off the wall or what is sitting in the field line. Where we have to buy stone we pick for grain and color and set it weathered face out so it does not read as new.
My dry stacked wall is leaning. Does it have to come down?
Not always. A dry laid wall that has slumped in one section can often be taken apart to sound stone and rebuilt with the same material, which is why they were built that way in the first place. If the whole run has lost its base or the ground under it has moved, rebuilding the full length is the cheaper answer over time.
Do you do stone veneer on new construction and additions?
Yes, both full bed and thin veneer. The decision usually comes down to budget and whether the wall was designed to carry the weight and depth of full stone. We will walk through both options on site and tell you which one suits the wall you have.
How long does it take to get someone out to Manchester?
Coffee County is in our regular route and we are usually looking at days rather than weeks for an estimate visit. Scheduling the work itself depends on the season. Mortar work slows through the coldest part of winter, so a stone job quoted in January often starts when temperatures come back up.
